Short term rentals in Athens: when they really make sense
Short term letting looks attractive on paper. It becomes an investment only when the location, the permit and the operating cost support it.

01
Location is not enough
In Athens, demand for short stays is concentrated in specific neighbourhoods. A good address helps, but it is not enough. Access, noise, safety and the relationship with neighbours determine whether the operation is sustainable.
A property that works beautifully for a couple may be unsuitable for families or professionals. The audience you target must match the space, not a general idea of Athens.
02
The real operating cost
Cleaning, linen changes, check in, maintenance, electricity, water, internet and platform fees are all part of the cost. When calculated properly, the gap from a long term lease can narrow significantly.
Occupancy is not the same as profit. A month with high occupancy and a low nightly rate can earn less than a quieter month with correct pricing.
“Short term letting is not better because it is faster. It is better only when the numbers and the operation prove it.”
03
Permits, rules and neighbours
Short term letting has rules that change. Use, registrations, local limits and manager obligations must be reviewed before investing. Compliance is not bureaucracy. It is part of the decision.
Respecting the neighbourhood is not only good manners. It is a factor in long term viability. Repeated disturbances lead to complaints, inspections and restrictions that affect value.
04
When long term letting is better
When the property sits in an area with steady residential demand, when management is not practical or when the owner wants predictable income, a long term lease can be more valuable. The decision is not ideological. It is numerical and operational.
The right model is the one that fits the owner time, capabilities and appetite for risk.
