Property resale: when it is worth it
Resale is not automatic profit. It is an investment with entry cost, time and market risk.

01
The entry cost
Transfer tax, notary fees, agency fees, renovation and financing reduce the margin. The calculation must start on day one.
The difference between purchase and sale price is not profit. It is margin before expenses.
02
Time as a cost
While the property remains unsold, capital is tied up. The market can change and the margin can shrink.
The exit strategy must be defined before purchase. Without it, resale becomes hope.
“Resale is worth it when the margin survives time and costs.”
